5 Signs You Might Need New Roof Flashing

Roof flashing plays a crucial role in directing water away from vulnerable areas of your roof, such as around chimneys, vents, and skylights. If your flashing is compromised, it can lead to leaks and other serious issues. Here are five signs that it might be time to replace your roof flashing.

1. Rust or Corrosion

Flashing is usually made from metals like aluminum or galvanized steel, which can corrode or rust over time. If you notice signs of rust on your flashing, it could indicate water penetration or deterioration. Rusty flashing can weaken its protective capabilities, making it less effective at preventing leaks.

2. Visible Gaps or Cracks

Flashing should fit tightly against your roof, creating a waterproof seal. If you spot visible gaps or cracks in the flashing, it may be failing to do its job. These openings can allow water to seep into the roof, potentially causing damage to the underlying structure and leading to leaks inside your home.

3. Damaged or Loose Flashing

Flashings that have become loose or detached are no longer providing the protection your roof needs. High winds, storms, or even age can cause flashing to pull away from the roof. If flashing is damaged or not securely fastened, it can lead to water infiltration and the need for more extensive roof repairs.

4. Water Damage or Stains Inside

If you notice water stains or mold on the ceiling or walls near areas like chimneys, skylights, or vents, your roof flashing may be compromised. These stains are often a clear sign of a leak, and replacing the flashing may be necessary to prevent further water damage.

5. Age of Your Roof

If your roof is nearing the end of its lifespan, the flashing may be showing signs of wear as well. Flashing typically lasts as long as the roofing material it protects, so if your roof is old, it’s a good idea to check the condition of the flashing. If the flashing is worn out, it may be time for an upgrade to ensure your roof remains watertight.

If you notice any of these signs, it’s important to replace your flashing before small issues become costly repairs. If you’re unsure about the condition of your roof flashing, call Homecraft® Inc. at (302) 798-0302 or fill out our online form to schedule an appointment.
