How Do You Know if It’s Time for a Roof Replacement?

Roofing life spans depend on several factors such as material, maintenance and location. You’ll know how much longer before the need for a replacement with regular inspections. Even with proper care, a roof will not last forever. After years of a roof protecting your home and family from harsh weather, you will eventually need a new one.

Read on to find out when it’s time to replace your roof.

Your Roof Is More Than Two Decades Old

Asphalt shingles remain the most preferred residential roofing option in the United States. This material usually lasts between 20 and 30 years. If your roof is past this age, it likely needs replacement. Even if it appears in good condition, there could be hidden damage you aren’t aware of or leaks inside your house. It’s a good idea to schedule a professional inspection if you have an aging roof to unveil any hidden issues and determine if it requires replacement.

Significant Amount of Granules in Your Gutters

Experienced roofers will agree that significant granule loss often indicates a roofing system that is approaching the end of its life. Protective sediments are added to shingles during manufacturing for protection against UV rays and other outdoor elements. Without them, your roof will deteriorate and fail faster.

Cracked or Curling Shingles

High winds can cause shingles to crack. Replacing the shingles is an option if only a few of them are affected. However, if the problem occurs across the roof, you should consider getting a new one. It’s the same if the system has plenty of curling shingles.

Your Roof Is Sagging

Structural damage is the usual cause of roof sagging. The decking or attic structure may have been compromised. Sometimes, problems with the foundation supports can also result in this issue. Contact a professional as soon as you notice that your roof looks droopy.
