5 Ways to Prolong the Lifespan of Your Roof

All your home’s components require proper maintenance to stay in good shape, including siding, gutters and roof. A roofing system that receives regular care is more likely to last longer. When your roof is in great condition, it can defend your property better against the elements.

Use these five tips to extend the lifespan of your roof.

1. Get Regular Inspections and Don’t Delay Repairs

Routine inspections allow professionals to spot minor issues before extensive damage occurs. Addressing these problems as soon as detected will save you from costly repairs in the future. It’s a good idea to get an inspection after extreme weather events. Many signs of storm damage are not easy to spot for untrained individuals.

2. Keep Your Roof Clean

Leaves, branches and other debris can accumulate on your roof. They can retain moisture, which could potentially damage roofing components. Since the job involves climbing a ladder and walking on slippery surfaces, it’s best to leave it to professionals.

3. Schedule Regular Gutter Cleaning

Gutters protect your roof, vinyl siding and the rest of your home from water damage. Over time, debris can accumulate in them and cause clogs. When this happens, rainwater will pool on the roof and overflow to your home’s exterior. Sometimes, clogged gutters can also cause basement flooding and foundation damage. Avoid these issues by having your gutters cleaned at least twice a year.

4. Trim Nearby Trees

Are there lush trees surrounding your home? If so, don’t allow them to grow too close to your roof. Overhanging branches can scratch your roof or poke holes in its surface. Heavy branches or limbs can fall on shingles and cause damage during storms. Trimming nearby trees will protect your roof from harm and reduce the debris in your gutters.

5. Proper Ventilation

Warm, humid air will build up in your attic if it doesn’t have sufficient ventilation. Excess humidity can cause rot, mold growth and other moisture-related issues. The heat from the area can also speed up the deterioration of shingles. An experienced roofer can tell if you need to improve your attic ventilation after a thorough inspection.
